If you're fast enough the guards can be dealt with efficiently on the way to the target. From the last checkpoint start with treading the wire leading to the building and take out the rooftop gunman while his back is turned. The next two gunmen up ahead start out close enough for a double kill if you didn't lose any time.

Climb up higher, head right and get in through the open window. Go into the small room and quickly kill the guard posted outside. As you move on, two other guards patrol the hallways. Move fast enough and you usually can get them both at a window, although sometimes the game randomizes their locations.

Kill the brute from a corner and berserk the gunman on the far side of the target's room. The target will flee from the conflict. You can beat Marie to her waypoint using the stairs. Just watch out for the brute patrolling in and out of the room and any other guards patrolling around that area.

Now when Marie runs in there you can get a kill without being seen, especially by the guards who are still following her but from a distance due to her running. The way you came has been cleared of guards, so that could make a good escape route, although I haven't tested it.
